Spring is finally upon us! With the warmer weather coming, now is the time to assess your property. Routine checks keeps everything in working order, but where should you start? Here is what you need in a Spring maintenance checklist:
1. Gutters and Downspouts
Clear out gutters and downspouts so water runs freely away from the foundation of the home. Repair any cracks. Failing to perform this step can lead to clogs, rot of the wood trim at the eaves of the roof, mold, and water damage if not properly mitigated.
2. Roofing
Visually inspect the roof for missing shingles, damaged or missing pipes, holes, algae, or discoloration. If you find these issues, report them to a professional roofing company for maintenance and repairs.
3. Exterior Woodwork
Outside wood structures take a lot of wear and tear from the heat and the elements. Repair any damage from termites and other pests, reseal decks, fences, railings, trellises, and other wood pieces.
4. Screens and Windows
Window and door screens are not immune to deterioration. Replace any screens with rips, tears, or holes, no matter how small. Look for a repair kit found at your local hardware store.
5. Driveways and Walkways
Temperature changes can crack and blemish concrete, asphalt, and other hardscaping. Repair or patch these. Contact a professional for concrete repairs.
6. Irrigation Systems
If you have a sprinkler system, regular checks should be standard to save money, water, and your property. Replace broken sprinkler heads and point them away from the house, windows, the street, sidewalk, and porches. This will prevent water damage, as well as water waste.
7. Air Conditioning
Don’t wait until the hottest day of the year to figure out whether your AC system is working properly. Just because the unit is blowing cold air does not mean it is working efficiently. Change the filter and schedule an inspection before the busy season.
8. Pests
Check eaves, attics, and other wood items for pest holes and nests. This is especially important as termites are particularly active come Spring time. Call a professional pest control company for help addressing any critters.
